Some of my comments regarding Sandwath Lake and the cost of producing a commercial fishery and in particular the possible returns for such an investment seems to have allarmed some of the contributers. As an investment these days if you got a return of 10% tax free per year I think you would be over the moon.
If you think that £40K is a lot to create a commercial think about this.
When we applied to create a 2.5-acre match type lake at the side of Knotsford Lagoon, on land the society owns, we were faced with having to pay £90,000 for an environmental assessment of the field, plus a minimum of £15,000 to dig out the lake, plus a tree and aquatic planting scheme then you have the cost of stocking the lake. You can add to this the cost of the planning application, architects drawings which these days are quite costly, also landscaping grass seeding and other sundries. I have been told that some of these commercials are stocking at a rate of 7,000lb of fish per acre and therefore the cost of stocking a 2.5-acre lake would be around £70,000.
As much as I agree with the idea of creating a commercial type fishery in the Leeds Area, even if we owned the land it would still be an expensive operation. I have recently produced the drawings plus an environmental and aquatic assessment for a land owner in the Otley area who wanted to create a fishery on his land. However the hassle he has had from the council plus additional assessments and drawings coupled with the increased cost has made him shelve the idea.
No doubt some of you will be saying how did Bradford get planning permission for the lake below Knotsford? Well you will have to ask them but the problem with the Leeds Knotsford Lake is that it is a 'Site of Scientific Interest'.
